Our Areas of Focus

PROPERTY

Property forms the foundation of Theori’s business. Through strategic investment, responsible ownership and professional asset management, we acquire, develop and manage residential and accommodation assets that deliver long-term value for investors, partners and the communities in which we operate.

We provide professional housing and accommodation management services that support landlords, local authorities and housing providers. By combining operational expertise with a tenant-focused approach, we help deliver safe, compliant and well-managed homes across a range of housing sectors.

Our specialist property finance expertise helps investors, developers and property owners access flexible funding solutions. From acquisitions and development projects to asset-backed lending, we support opportunities that enable sustainable growth and long-term investment.

Protecting valuable assets is an essential part of responsible ownership. Through bespoke insurance solutions for private clients, commercial organisations and specialist risks, we help businesses and individuals manage uncertainty with confidence and expert advice.

Creating positive social value is central to our approach. Through charitable initiatives and community partnerships, we support projects that tackle homelessness, child poverty and mental health while helping to build stronger, more resilient communities alongside our commercial activities.

A wider vision, built on expertise

Providing a broad range of services and expertise that go beyond property to create lasting value.

Trained teams. Safer services. Better outcomes.

Theori  invests continuously in the knowledge, judgement and practical capability of its people. Our teams work in customers’ homes, occupied buildings, temporary accommodation, construction environments and other settings where vulnerability, safeguarding, safety and professional conduct are critical. Training is therefore treated as a core operational control—not simply a compliance exercise.

All relevant frontline staff receive training in adult and child safeguarding to Level 3, fire safety, health and safety, FGM awareness, equality and diversity, lone working and the identification and escalation of risk.

Selected safeguarding leads and senior managers undertake advanced classroom-based training through Levels 4 and 5, providing experienced oversight for complex or high-risk cases.

Protecting adults, children and vulnerable customers

Safeguarding is embedded across our housing management, accommodation, security and property services. Our frontline teams are trained to identify signs of abuse, exploitation, neglect, modern slavery, self-harm, domestic abuse and wider vulnerability. Concerns are recorded and escalated through defined reporting routes, with senior safeguarding leadership available for complex cases.

Our approach is particularly suited to contracts involving:

Safeguarding from frontline to leadership
Level 3 safeguarding capability across relevant operational teams, supported by advanced Level 4 and Level 5 safeguarding leadership for complex cases.

People you can trust in sensitive environments

Here at Theori we understand that public-sector, housing and security-related contracts require more than technical competence. They require confidence in the people entering homes, buildings and controlled environments.

Relevant staff are subject to identity, employment and security screening appropriate to their role. Where applicable, screening is undertaken in line with BS 7858, the British Standard concerned with screening individuals who work in secure environments. BS 7858 should not be described as a cybersecurity standard.

Our security capability can include:

Our teams combine access control and incident management with safeguarding awareness, customer care and an understanding of complex residential environments.

Delivering improvements in occupied and vacant buildings

Theori provides construction, refurbishment and property-improvement support across residential and mixed-use assets. Our multidisciplinary teams can deliver standalone work packages or integrate with an existing client, consultant or principal-contractor programme.

Our capabilities include:

Our understanding of housing management means that construction delivery is considered alongside customer communication, vulnerability, access, safeguarding, complaints and the continuing operation of the building.

Construction that works around customers
We combine technical delivery with resident liaison, safeguarding, access management and housing operations—helping works progress safely in occupied homes and buildings.

Additional capacity when programmes need it most

Theori offers a multidisciplinary resource to strengthen existing regeneration, capital-investment and housing programmes. We can mobilise teams to work independently or alongside local authority, registered provider, consultant and contractor teams.
