No. Under Theori’s leasing model, landlords do not pay the occupier’s day-to-day utility bills or tenant-related charges. Theori also does not charge a standard management fee for the service, unlike many traditional letting agents. Note however, that Landlords remain responsible for their own mortgage payments, buildings insurance, lender/freeholder notifications where required, structural repairs, and any compliance obligations agreed under the lease.

No. Properties do not need to be fully furnished. Theori will normally require the property to be clean, safe, compliant and supplied with suitable white goods, such as a cooker/oven and fridge freezer, with any additional appliances agreed during onboarding.

Theori will deal with occupier-related issues during the lease term. Where damage is confirmed as malicious damage caused by the occupier, Theori will cover the loss in line with the lease terms and agreed inventory/condition record. This does not include fair wear and tear, pre-existing defects, structural items or landlord responsibilities.

No. Occupiers are not permitted to decorate, alter or make changes to the property without written permission. This helps protect the landlord’s asset and ensures the property can be managed and handed back in line with the agreed lease terms.

No. Pets are not permitted as standard under Theori-managed arrangements. This helps reduce the risk of nuisance, additional wear and tear, damage to flooring or furnishings, and issues in blocks or shared accommodation settings.
